Operator and ownership

IN SHORTPropTechUSA.ai is a trade name of Local Home Buyers LLC, which owns and operates the PropTechUSA.ai network.

The PropTechUSA.ai website, products and network are owned and operated by Local Home Buyers LLC d/b/a PropTechUSA.ai, based in Saint Paul, Minnesota, United States. PropTechUSA.ai builds and operates the technology, data products and infrastructure described on this site.

PropTechUSA products

IN SHORTThis notice covers the PropTechUSA.ai network. Individual products and contracts can carry their own terms.

The PropTechUSA.ai network includes products and services such as:

  • PropData — property, parcel and property-intelligence data across country-native products;
  • PropSports — sports data and sports-intelligence infrastructure;
  • REST APIs and OAuth MCP services for software and AI assistants;
  • bulk, delta, white-label and custom data infrastructure; and
  • related software, research, editorial and publication surfaces.

Product-specific terms, source restrictions, order forms and data agreements may apply. PropBetEdge is a consumer product with its own terms, privacy policy and legal notices at propbetedge.ai, and is not governed by this notice.

Intellectual property

IN SHORTWe own what we build — software, APIs, schemas, models, documentation, research and brands. We do not claim to own public records just because we process them.

PropTechUSA.ai and its licensors own and reserve all rights in:

  • software, source code, infrastructure and tools;
  • API design, endpoints, response structures and documentation;
  • schemas, identifiers, normalisation rules and data organisation;
  • interface, visual and product design;
  • original research, writing, analysis and editorial content;
  • models, scores, derived intelligence and derived systems;
  • proprietary datasets and compilations, to the extent protected by law; and
  • the PropTechUSA.ai, PropData and PropSports names and brands.

Source rights are different. Many records delivered through our products originate from governments and public bodies, and some of that material is in the public domain or published under open licences. PropTechUSA.ai does not claim ownership of underlying government or public-domain records merely because we collect, process or deliver them. Our rights attach to our own software, our organisation, normalisation and schemas, our derived intelligence, our documentation and the other proprietary layers we add.

Data and source rights

IN SHORTData reaches our products from many kinds of sources, each with its own rules. Access through PropTechUSA does not by itself grant unlimited redistribution rights.

Our products may incorporate:

  • government and public records;
  • open data published under open licences;
  • data licensed from commercial providers;
  • other third-party sources;
  • sources provided or authorised by a customer; and
  • information derived or produced by PropTechUSA.ai.

Rights and permitted uses differ by source, jurisdiction and product. Availability of data through a PropTechUSA.ai product does not, by itself, grant a right to redistribute, resell, publish or relicense it. Commercial use is governed by the Terms of Service, your plan and any applicable order form or data agreement, together with any attribution or licence conditions of the source.

Automated access, crawlers and AI

IN SHORTSearch engines are welcome. Bulk extraction of our content or proprietary data for model development or competing datasets is not authorised — use our APIs instead.

Search discovery. We welcome ordinary search-engine crawling that indexes our public pages and respects our robots.txt and other crawler controls.

Model development and bulk extraction. Crawling, copying, harvesting or systematically extracting PropTechUSA.ai content, documentation, API output or proprietary data in order to train, fine-tune or evaluate AI models, to build datasets, or to construct a competing database or service is not authorised unless we have agreed to it in writing or your plan expressly permits it.

Public availability does not constitute permission to bulk extract PropTechUSA content or proprietary data for model development or competing datasets. This does not restrict uses that the law permits regardless of our terms, and it does not change the status of underlying public records described above.

Developers and AI builders who need structured data should use authorised access: the PropData and PropSports APIs, the PropData OAuth MCP connector, and our bulk and custom data-delivery products.

Trademarks and brand

PropTechUSA.ai, PropData, PropSports and their associated names, logos and marks are brands of PropTechUSA.ai. You may refer to them accurately and in plain text, but you may not use them in a way that suggests sponsorship, endorsement or affiliation we have not given.

Third-party names, logos and trademarks belong to their respective owners. A reference to another company, data provider, league, team or government agency does not imply endorsement, partnership or affiliation unless we say so expressly.

External and third-party services

Our sites and products may link to or rely on public agencies and government systems, data providers, payment providers, scheduling tools, external platforms, and partner or customer systems. Those services operate under their own terms and privacy policies. PropTechUSA.ai does not control them and is not responsible for their content, availability or practices.

No professional advice

IN SHORTOur data supports decisions; it does not replace the professional advice or diligence the law may require.

Unless a written agreement expressly says otherwise, PropTechUSA.ai data and products are not:

  • legal advice;
  • financial, investment or tax advice;
  • title insurance or a title report; or
  • an appraisal or appraisal service.

You remain responsible for any due diligence, professional review or regulated process that your use case requires.

Data quality and source variation

Property and sports data come from many systems. Jurisdictions differ, sources update at different speeds, fields may be absent, source records can contain errors, and historical coverage varies. We aim to represent missing information as missing rather than imply coverage we do not have.

This notice is informational and does not create a warranty. Availability and data quality are governed by the "Service Availability and Data Quality" section and the warranty disclaimer in the Terms of Service, or by your written agreement.

Security

Unauthorised probing, credential attacks, and attempts to bypass rate limits or access controls are prohibited by the Terms of Service. If you believe you have found a security issue, report it privately to sales@proptechusa.ai with the subject "Security report", include enough detail to reproduce it, and do not access data that is not yours or disrupt the Services while investigating.

Copyright and rights requests

Contact sales@proptechusa.ai about:

  • copyright concerns, including a request to remove material you believe infringes your rights;
  • attribution questions;
  • rights requests; and
  • source and licensing concerns.

Please identify the material, where it appears, the right you hold or the source you represent, and how to reach you. Requests about personal information are handled under the Privacy Policy.

How our legal documents fit together

  • Privacy Policy — governs how we handle personal information.
